New build development is becoming more prevalent type of development in London; this is due to the increasing cost and use demand / competition on inner city land.

MGL have developed and constructed numerous new build projects or part new built construction and part refurbishment projects in and around London, over the past 30 years. These have varied from small bespoke houses to large mixed use developments of 200 plus flats. Details of these are documented within our portfolio, contained within this website.

The drive towards an intensification of density on inner city areas has placed new pressures on inner city land (Brown field sites), where reusing and revitalising old existing buildings may not provide enough intensification of use or accommodation. In these instances a new site specific building can often be the best solution.

The planning process has undergone a significant change over the past 20 years; the most significant of these to MGL has involved a government drive to intensify inner city developments, which was made manifest in the GLA ‘London Plan.’ The London Plan identifies areas in London such as ‘The Thames Gateway’, the ‘London Stansted / Cambridge corridor’, ‘The Western Wedge’ (Heathrow) area. These are all indentified within the plan as major development areas and are all areas where MGL have been involved in development over the past 30 years.

Along with the governments drive for intensification of use and density within the city areas, the need to provide social housing through a housing association or residential social landlord is a new building procurement process. This legislation has been slowly amended over the years. This means that today the majority of medium to large developments are now expected to provide social housing. This has resulted in the formation of the new RSL’s (registered social landlord) or Housing associations, who can act as both the overall clients or part owner occupiers of all new medium to large residential buildings. MGL have worked with several RSL’s as a full client or as a partial end user/ occupier of the building. be a sustainable and green approach to development.
